Seaport services by a port authority, namely, real estate development and maintenance of harbor improvements, rail and motor vehicle transfer and terminal facilities, and water transfer and terminal facilities; operating seaport facilities for others for the reconditioning of commodities, namely, facilities for the freezing or processing of goods, agricultural products, meats or perishable commodities

Cargo freight loading and unloading; marine transport services; providing vessel mooring facilities for the handling, packaging, storing, and transporting of freight and handling of passenger traffic; providing commercial mooring facilities; and seaport services provided by a port authority, namely, import and export cargo handling services
