Financial management of mortgage loans of others, namely, financial management of the mortgage loans originated by banks, direct mortgage lenders, credit unions, and other institutions that own or manage mortgage loans for which the financial management services are being performed; loan default management services, namely, loss mitigation and foreclosure services for under- or non-performing mortgage loans for banks, direct mortgage lenders, credit unions, and other institutions that own or manage mortgage loans for which the loan default management services are being performed; management of real estate owned (REO) properties for banks, direct mortgage lenders, credit unions, and other institutions that own or manage the REO properties for which the REO management services are being performed; financial due diligence services with respect to mortgage loans for banks, direct mortgage lenders, credit unions, and other institutions that own or manage the mortgage loans for which the financial due diligence services are being performed; providing financial advice and information to banks, direct mortgage lenders, credit unions, and other institutions that own or manage mortgage loans regarding mortgage loans and originating practices with respect to the origination of mortgage loans; all of the above offered exclusively to banks, direct mortgage lenders, credit unions, and other institutions that own or manage mortgage loans, but excluding banking services, mortgage lending services, and mortgage origination services
